By confirming your reservation through this site, the Client (hereinafter "The Guest") unconditionally accepts the following terms and conditions for the use of the property:

1. Occupancy and Use of the Property

  • Maximum Capacity:The property is rented exclusively for a maximum of9 people. Exceeding this limit without prior authorization may result in immediate cancellation without refund or additional charges.
  • Family Use:The property is a vacation home. Mass parties, noisy events, or any activity that disturbs the tranquility of the neighborhood are strictly prohibited.
  • Pets:The property isPet Friendlyupon prior request. Please note that there are dogs (German Shepherds) living on the property in a designated and separate area; feeding them or invading their space is prohibited.

2. Schedules (Check-in / Check-out)

  • Check-in:From 3:00 PM.
  • Check-out:Until 12:00 PM.
  • Note:The check-in time may be flexible, subject to availability. Failure to comply with the check-out time may incur charges for "late check-out" subject to availability.

3. Facilities and Services

  • Supplies:The accommodation feeDOES NOT include supplies or pantry.
  • Pool and Solar Panels:The pool has solar heating. The water temperature depends on weather conditions. The system is operated exclusively by the house staff (turned on at 8:00 am).
  • Jacuzzi:The use of the hot water jacuzzi has anadditional cost of $500.00 MXN(for weekend gas charge). It must be requested at least 5 hours in advance for heating.
  • Septic System (VERY IMPORTANT):The house uses a septic tank. It isstrictly prohibited to throw toilet paper, wet wipes, tampons, or any objects into the toilet. One roll of biodegradable paper is provided as a courtesy; the rest is the guest's responsibility. Any damage to the drainage system due to non-compliance with this rule will be charged to the Guest.

4. Responsibility and Damages

  • Glassware in Pool:For safety, glass containers are not allowed in the pool area (deck). If glass breaks inside or near the pool, it will be necessary to empty it for cleaning.The cost of emptying, cleaning, and refilling (water trucks) will be fully covered by the Guest.
  • Inventory:Upon arrival, a walkthrough and checklist will be conducted. The Guest is responsible for the care of furniture, appliances, and linens. Any damage or missing items detected at checkout will be deducted from the security deposit or charged at that time.

5. Staff Services (Optional)

  • Cleaning and cooking services are offered for a cost of$500.00 MXN per day(8 hours). This service must be contracted and paid for at least 72 hours in advance.

6. Cancellation Policies

  • Cancellations made 30 days in advance will receive a 100% refund.
  • Cancellations made 15 days in advance will receive a 50% refund.
  • Cancellations made less than 30 days in advance are non-refundable.
  • There are no refunds for early departures or for weather conditions, utility failures, or force majeure causes beyond the management of the house.

7. Aceptación

El pago de la reserva implica la lectura y aceptación total de este reglamento. El incumplimiento de estas reglas faculta a la administración para solicitar el desalojo inmediato de la propiedad sin reembolso.
